1. Time to Decide - Rent or Buy?

2. Get loan pre-approval.
This will ensure that you are ready to buy. Here are a few local lenders to help you choose the lender right for you.

3. Get a Realtor!
Make it easy on yourself! Hire a professional who can guide you through this process. I want to be your Realtor!

4. Let's go look!
I will meet with you and help determine your needs and build a website for you to help you narrow your search for your new home. I will make appointments, go with you to view homes and counsel you on their pro's and cons.

5. Make an offer.
After you have chosen your new home, I will guide you through the contract process from offer to closing. And each step in between!

6. Get Inspections!
Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you want to learn as much as you can about the house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. 7. Get Insurance.

8. Get Funding! Getting your mortgage loan pre-approved was the second step but now it is time to complete the process. Let your lender know you are ready to start the mortgage loan approval process. The loan approval process is a two part process. They must approve the home and they must approve you as a buyer. All of the lenders that I have recommended can make this step simple and provide professional guidance. There are dozens of loan types and hundreds of loan programs available through thousands of mortgage brokers, bankers, lenders, finance companies, credit unions, even stock brokerage firms. I recommend using a local lender.

9. Go to closing!
Closing is a brief process where all of the necessary paperwork needed to complete the transaction is signed. Closing is typically held either in your lender's office or at the abstract company. The result is that title to the property is transferred from seller to buyer. The buyer receives the keys and the seller receives payment for the home. From the amount credited to the seller, the closing agent subtracts money to pay off the existing mortgage and other transaction costs. Deeds, loan papers, and other documents are prepared, signed and filed with local property record offices. One of the best parts of settlement is that buyers and sellers need to do very little.
Before closing, buyers typically have a final opportunity to walk through the property to assure that its condition has not materially changed since the sale agreement was signed. They are given the closing figures prior to the actual closing so that you can get a cashier's check for the amount required. No personal checks are usually accepted. At closing itself, all papers have been prepared by closing agents, title companies, lenders and lawyers. This paperwork reflects the sale agreement and allows all parties to the transaction to verify their interests. For instance, buyers get the title to the property, lenders have their loans recorded in the public records and state governments collect their transfer taxes.

10. Move In!
